Ackland & Co has always taken pride in ensuring that our professional fee structure is explained properly to our valued clients before any fee is incurred.
That will not ever change.
When considering the amount of a fair and reasonable professional fee for any land transaction, we have to consider many factors which include but are not limited to whether we are assisting our clients to buy, sell or both, whether the land is freehold or leasehold, the location of the property and its value, local knowledge, whether a lender is involved, any time requirements, any prior dealings and whether there should be a contingency for any good reason.
In addition, all conveyancing transactions involve additional unavoidable costs, which lawyers call disbursements. A typical example of a disbursement is a Land Registration fee or a Welsh Stamp Duty tax.
Many disbursements will vary upon the value of the property, particularly when purchasing a property.
Accordingly, we make a fee promise to our clients as follows:
1. Normally, we charge a standard fixed fee of £850 plus VAT for our professional services.
We are able to offer this fee structure for the vast majority of residential conveyancing work.
2. There are occasions when our professional fee will exceed our minimum fee and there are also some occasions when we are able to apply a reduction to our standard fee.
The extent of any increase or decrease to our standard fee is determined by the factors mentioned above.
3. We account to our clients on an actual basis for disbursements that we incur.
i.e. our client will pay the same amount as we are charged for a disbursement.
Some lawyers charge their clients more than they themselves are charged for some disbursements.
A typical example of this is a bank telegraphic transfer of funds fee, which is normally £10. We are charged £10 by our bank to make most transfers and that is the amount we charge our clients.
We do not seek to make a profit on disbursements.
